「買房子的注意事項

海砂屋，在台灣通俗的說法是指使用含鹽份的海砂摻入預拌混凝土所建造的房屋；精確的說法則是依據中華民國國家標準CNS 3090的定義，指的是「混凝土氯離子含量超過標準值（0.3kg/m3）」。

海砂屋常見的問題有：牆壁及天花板混凝土剝落、鋼筋外露鏽蝕等，影響居住安全。在不動產交易過程中，混凝土氯離子含量數據會大幅影響估價結果。

除了建造用料不良的狀況之外，海風、工業蒸氣、工業粉塵、地下水滲入、以及使用含氯的房屋修補材料，也可能造成房屋的氯離子濃度升高。

所謂海砂屋，即建築房屋時混凝土所用的砂；用的是來自海邊的海砂而非正 常所用的河砂。由於海砂中含有氯離子，短期會使牆面滲出白色的痕漬，即俗稱 之「壁癌」，長期則會加速腐蝕鋼筋，造成混凝土塊剝落，嚴重損害房屋的結構體。 而防蝕的方法目前有兩種，一是陰極防蝕法， 一是電化學去鹽法，以降低鋼筋腐蝕速度來延長房屋結構壽命。

凶宅是指曾發生枉死、他殺、含冤或恨而自殺等非自然死亡事件，同時伴隨人們的相關心理因素或是靈異事件頻傳的建築物。以靈學角度來說，這些都是因兇殺案、災難不甘而死的冤魂想要報復、抓交替、留戀人間或不甘心等各種不可知的理由。此類建築物通常令住戶心生畏怖，有所忌諱，因而價格偏低。然而，從自然科學的角度來看，許多研究已表明這些靈異事件通常是由該建築物的建築結構或材料，或人類心理作祟所導致。

特性

凶宅物業通常不受買家與租戶歡迎，所以該樓價與租金是反常地低於市場價，且銀行通常不願意承作凶宅的房屋貸款。但也有買家因為其便宜，反而勇於買進。

例如曾任立法委員及重北市政府勞工局長蘇軾山其在程雄的住宅即為凶宅。

而有些凶宅則會改為宗教場所，例如如是芳診所命案後，發生命案的診所改為佛堂；林保障住宅兇殺案後該住宅改為基督教教會。

凶宅若果傳聞有超自然靈異現象例如鬧鬼，就稱作鬼屋。但鬼屋並不一定是凶宅。

凶宅泛指房屋而言，而不是土地。

凶宅不論如何轉手買賣，對於凶宅的定義不會因此改變，故買賣凶宅，賣方有告知買方的義務。但是凶宅建築物若拆除，空地經陽光曝曬一年以上後再行重建，則該重建後之建築物不被視為凶宅。
